1. Property Information

We purchased this property in 2015. In 2016 we set up a camper and used it as a 3-season vacation property with solar and inverters. For the next few years we rented equipment and help and cleared the hillside, the driveway, and the cabin site. In 2020 we built the cabin — fully insulated, 4-season — and installed street power and a well. In 2025–26 the storage shed was built.

This will be our primary home and we intend to live here full-time starting approximately 2030. The property is fondly called "Sunny Bunny Acres." Views extend 160° from the east to southwest with full sun since the hillside is cleared — from Cannon Mountain to Mt. Washington. Snowshoe hares are common and very friendly.

2. What is the Project

Home Currently planning a timber-frame hybrid. ~2,500 sq ft including finished walk-out basement. Footprint ~28 × 36. Front of house faces northwest (see site plan).

Home plan has not been selected yet. We can start construction at any time. Ideally we would like a GC to coordinate the project, but due to availability of builders, we might GC this ourselves which will take longer.
Foundation Frost wall foundation. Walkout basement built into the hillside with patio and deck above. Garage on slab.

Site work will be needed to excavate into the hillside for the basement, and possibly terrace the west/south hillside which is steep. There are plenty of large boulders already excavated from prior land clearing.

Water Via existing 600-ft well — a new pump and line will be dropped into the well for the home.
Electrical Via existing 200-amp street power (100-amp existing service to the cabin). Underground trench to be dug from meter/main breaker to home through ~40 ft of woods. Future solar with battery storage is likely.

4. Individual Sewage Disposal System (ISDS)

⚠ Permit Status: The NHDES ISDS approval expired April 18, 2026. Renewal/modification is required prior to construction.
Description A prior septic design was completed for well installation, sized to accommodate the home and cabin. Ideally, a drain line will be run from the cabin to the home, then to the septic downhill (see site plan in Media).
